Texas Notes

Important state-specific details

  • Texas property taxes are among the HIGHEST nationally - no state income tax, so property taxes and sales taxes fund the state/local budget; effective rates 1.5-3% of market value in many areas.
  • HOMESTEAD EXEMPTION: Qualifying owner-occupied primary residences receive exemption from school taxes; 2025 TX Proposition 13 raised homestead exemption to $140,000 from the school district assessed value; MUST APPLY with the County Appraisal District using Form 50-114 by April 30; apply ONCE and it renews automatically (no annual reapplication after initial approval)
  • OVER-65 OR DISABLED EXEMPTION: Additional $10,000 school district exemption; also provides property tax CEILING - property taxes cannot exceed the amount paid in the year the exemption was first granted; very significant
  • DISABLED VETERAN EXEMPTION: Partial to total exemption based on disability rating; surviving spouses may also qualify
  • AGRICULTURAL EXEMPTION (Open Space Land / Ag Use): Significant reduction for qualifying agricultural land; assessed at agricultural use value rather than market value
  • Texas has NO statewide property tax; all property taxes are local
