Pennsylvania's ~2,500 separate taxing bodies make property tax payment one of the most complex in the nation. Due dates, collectors, discount periods, and penalty structures all vary by county and municipality. There is NO statewide standardized property tax payment system. Contact your county assessment office for a list of all taxing bodies and their collectors for your property address.

Important state-specific details

  • PA property taxes are levied by county + municipality + school district - three SEPARATE bills.
  • PA has NO statewide homestead exemption in the traditional sense; however:
  • HOMESTEAD EXEMPTION: Many school districts provide homestead exclusions funded by gambling revenues (Act 1 of 2006/Special Session); apply with your county assessment office; amount varies by district; apply by March 1 each year
  • FARMSTEAD EXEMPTION: Farm properties may qualify; apply with county assessment
  • SENIOR PROPERTY TAX/RENT REBATE PROGRAM: Pennsylvania's major senior relief; qualifying seniors 65+ (widows/widowers 50+; disabled 18+) with income under $35,000 (renters) or $45,000 (homeowners) may receive annual rebates of $380-$1,000 from the state; apply with Form PA-1000 through PA Department of Revenue by December 31 each year; significant benefit
  • CLEAN AND GREEN (Act 319): Agricultural, forestland, and open space land assessed at agricultural use value; apply with county assessor
  • Discount periods: many PA tax bills offer 1-2% discounts for early payment; take advantage of these when possible
