Michigan Notes

Important state-specific details

  • PAY TO CITY/TOWNSHIP TREASURER for current taxes (July 1-February 28); COUNTY TREASURER only for delinquent taxes after March 1.
  • Michigan's TWO-BILL SYSTEM: summer + winter; both must be paid; some smaller townships consolidate into one bill.
  • Michigan uses TAXABLE VALUE (not assessed value) to calculate your tax bill; taxable value = 50% of assessed value for most properties; limited to 5% annual increase or CPI (whichever is less) until property is transferred.
  • PRINCIPAL RESIDENCE EXEMPTION (PRE): Michigan's primary property tax relief - owner-occupied primary residences exempt from 18 mills of school operating tax; reduces tax bill significantly; apply Form 2368 with your local assessor; file by May 1 for same-year effect
  • HOMESTEAD PROPERTY TAX CREDIT: Michigan income-based property tax credit for lower-income homeowners/renters; file Form MI-1040CR with state income tax return
  • POVERTY EXEMPTION: income-based exemption from property taxes available from local Board of Review in March; contact local assessor
  • Michigan's property tax foreclosure process is FASTER than most states - act quickly to avoid forfeiture and foreclosure
