All three Delaware counties administer property taxes independently with different due dates, payment systems, and discount structures. The 2024-2025 reassessment process dramatically changed assessed values statewide - some properties saw 300-500% increases in assessed values (though rate adjustments were made to keep actual bills more stable). Verify current due dates, online payment portals, and payment methods directly with your specific county finance office.

Important state-specific details

  • Delaware's three counties had not conducted reassessments in 40-50 years until court-ordered in 2020. All three completed reassessments for the 2024-2025 tax years - a historic and disruptive transition.
  • Assessments are now based on current market value; counties adjusted their rates (mill rates) to make the reassessment approximately revenue-neutral.
  • State law (HB 62, signed 2023) now requires reassessments every five years going forward.
  • Delaware has NO state property tax - all property taxes are county-level only.
  • Senior School Tax Credit: homeowners 65+ receive a $500 credit directly reducing the school portion of their tax bill - apply through the Delaware Division of Revenue; no income limit.
  • Additional local property taxes: school district taxes are separate from county property taxes; municipalities may also levy their own taxes.
  • Property held by non-profits, religious organizations, and certain agricultural uses may qualify for exemptions - contact your county assessor.
