How do I appeal my Fulton County property tax assessment?
You have 45 days from the postmark date on your assessment notice to file an appeal — for 2025, the deadline was August 1. File online at fultonassessor.org, in person at any BOA office, or by certified mail to 235 Peachtree Street NE, Suite 1200, Atlanta. Choose the Board of Equalization (free), Arbitration (fees apply), or Hearing Officer (fees apply) as your appeal method. What is Georgia's 3-year freeze and how does it work?
A successful property tax appeal that achieves any reduction in assessed value triggers a 3-year freeze — your assessed value is locked at the new lower amount for the appeal year and the following two years. Starting in 2025, you must actually receive a reduction to trigger the freeze (merely attending the BOE hearing no longer qualifies). A freeze on a 2025 assessment would lock in values for 2025, 2026, and 2027. You could appeal again in 2028 for a new freeze.
