How does Maryland's triennial reassessment work in Montgomery County?

The Homestead Tax Credit limits the annual increase in your taxable assessed value to 10 percent — regardless of how much the market value rises. Montgomery County uses the 10 percent cap (the Town of Kensington uses 5 percent). If your home is reassessed and the new value is 25 percent higher than before, you only pay taxes on a 10 percent increase that year. Apply once through SDAT — you do not reapply annually. The credit does not apply in the first year after purchasing a home.

What makes Maryland's estate and inheritance tax unique?
Maryland is the only state in the country that imposes both an estate tax and an inheritance tax. The estate tax applies to estates above $5 million (graduated rates up to 16%). The inheritance tax — a separate 10 percent tax — applies to assets passing to non-exempt beneficiaries such as unmarried partners, friends, nieces/nephews, and more distant relatives. Spouses, children, grandchildren, parents, grandparents, and siblings are exempt. For Montgomery County families with significant real estate and financial assets, both taxes require planning.
