Frequently Asked Questions
Does Worcester County have a county government?
No. Massachusetts abolished Worcester County's government effective July 1, 1997. There is no county executive, county tax, county assessor, or county sheriff. Property tax is assessed by each of the 81 individual cities and towns. Courts and registries of deeds operate as state institutions using the county's geographic boundaries.
How do I appeal my property tax assessment in Worcester County?
File an abatement application with your local city or town assessor within 30 days of the mailing of the third-quarter actual tax bill — typically January 2 through February 2. Each municipality has its own office and process. If the assessor denies your application or the reduction is insufficient, appeal to the Massachusetts Appellate Tax Board within 3 months of the assessor's decision (or the deadline if no decision is made).
Does Massachusetts have a state estate tax?
Yes — and it matters for Worcester County residents. Massachusetts imposes a state estate tax on estates above $2 million at rates up to 16%. This threshold is far below the federal exemption (currently over $13 million) and applies to many Worcester County homeowners whose combined assets — home equity, retirement accounts, life insurance — exceed the $2 million mark. Massachusetts has no inheritance tax.
Where do I find Worcester County land records?
Land records are split between two state registries. Most Worcester County towns use the Worcester District Registry of Deeds, 90 Front Street, Worcester (508-798-7717). Northern tier towns including Fitchburg, Leominster, and Lunenburg use the Worcester Northern District Registry, 84 Harrington Street, Fitchburg (978-342-2637). Both are searchable online at masslandrecords.com.
Where is the Worcester County probate court?
The Worcester Probate and Family Court, 225 Main Street, Worcester, MA 01608, phone 508-831-2200. It is a Massachusetts state court covering the Worcester County territory.
