Mississippi County
Adams County, Mississippi
Natchez - America's oldest Deep South city and antebellum mansion capital - from Natchez's extraordinary antebellum heritage (Natchez was the wealthiest city per capita in the United States in the 1850s - the cotton and slave economy that generated this wealth left an unparalleled collection of antebellum plantation mansions whose Natchez Pilgrimage draws visitors twice annually to Longwood, Stanton Hall, Monmouth, and dozens of other palatial estates that stand as both architectural masterworks and monuments to the institution of slavery) to Natchez's position as the southern terminus of the Natchez Trace Parkway (the 444-mile scenic parkway following the historic trail from Natchez to Nashville begins in Adams County).

Notes: Natchez is genuinely the oldest permanent European settlement on the Mississippi River, founded 1716 as a French trading post (Fort Rosalie), predating even New Orleans. Natchez National Historical Park, operated by the National Park Service, preserves sites spanning American Indian, European, and African American history, including the antebellum Melrose estate. Before the Civil War, Natchez had more millionaires per capita than any other city in the United States, and the city today boasts over 600 surviving antebellum buildings – more than anywhere else in the country – because Natchez surrendered to Union forces in 1862 rather than face bombardment, sparing its architecture from the destruction that befell many other Southern cities. Fourteen historic mansions, including the uniquely octagonal Longwood (also called “Nutt’s Folly,” left unfinished at the outbreak of the Civil War) and Stanton Hall, are open to public tours; the Pilgrimage Garden Club, founded 1936, and the Natchez Garden Club maintain several of these properties and host twice-yearly Pilgrimage Tours.

About Adams County
Adams County is America’s antebellum mansion capital – Natchez’s extraordinary collection of plantation homes reflects the cotton wealth that made it the richest city per capita in the US in the 1850s, wealth built on enslaved labor that is inseparable from the architecture it funded.
Natchez (the county seat, population ~14,000) is one of the South’s most visited heritage destinations – the twice-annual Pilgrimage, the Natchez Trace Parkway’s southern terminus, and the Under-the-Hill district on the Mississippi River draw visitors to one of America’s most historically complex small cities.

Probate & Estate
Losing someone and having to deal with courts and paperwork at the same time is hard. This section won’t make that easier, but it should tell you what to expect, what it costs, and where to go – so at least you’re not walking in blind.
Where to go
Adams County Chancery Court 115 S. Wall Street, Natchez, MS 39120 (601) 442-7454
Adams County was founded 1799, named for John Adams, the first county organized in the former Mississippi Territory, seated in Natchez.
Step 1: figure out which path applies
Mississippi has not adopted the Uniform Probate Code and instead follows its own statutory framework under Miss. Code Ann. Title 91, Chapter 7. Mississippi’s small-estate threshold, at $75,000, is one of the lowest in the country, so most estates end up needing at least some court involvement.
Small Estate Affidavit (Miss. Code Ann. § 91-7-322) – personal property only, up to $75,000 (excluding liens and encumbrances). A 30-day waiting period after death applies. The affidavit is presented directly to whoever holds the property (a bank, for instance); that party is not required to investigate the truth of the affidavit and is protected from liability once it complies.
Muniment of Title (Miss. Code Ann. § 91-5-35) – a limited proceeding to transfer real property named in a will, without full administration, when the estate’s non-real-estate assets are $75,000 or less and all debts (including taxes) have been paid. A petition is still filed with the Chancery Court to declare the will valid; the will and court order are then recorded in the land records.
Formal Administration – required for most estates with real property beyond the muniment-of-title threshold or significant liquid assets. The Chancery Judge reviews the petition, the will (if any), and supporting documents before issuing Letters Testamentary or Letters of Administration appointing the personal representative.
Step 2: filing for probate
File a petition with the Chancery Court in the county where the decedent was domiciled.
The personal representative inventories assets and notifies creditors; Mississippi’s creditor claim period runs 90 days (Miss. Code Ann. § 91-7-145).
Claims and disputes are adjudicated by the Chancery Court if contested.
Once debts are settled and the creditor period closes, the estate can be distributed and closed.
What it costs
Costs are the Chancery Clerk’s per-county filing fee (built on the statewide base under Miss. Code § 25-7-9), plus recording fees and publication costs.
Mississippi has no state estate tax or inheritance tax. Only the federal estate tax could separately apply, and only to very large estates.
