Frequently Asked Questions
What is the Middlesex County property tax appeal deadline?
April 1 each year. New Jersey's appeal deadline is much earlier than California (July-September), Texas (May 15), and Florida (August-September). Assessment notices are mailed in late January, giving property owners roughly two months to decide whether to appeal. File with the Middlesex County Board of Taxation at 75 Bayard Street, 4th Floor, New Brunswick. A fee accompanies the appeal. Ownwell can manage the process and only charges if you save.
How does New Jersey's equalization ratio affect my appeal?
Each municipality assesses property at a fraction of true market value, and that fraction changes annually. To understand whether your assessment is fair, take your assessed value and divide by your municipality's equalization ratio to get the implied market value the ratio represents. Compare that number to recent sales of similar nearby properties. Your local assessor can tell you the current ratio for your town.
Does New Jersey have an inheritance tax?
Yes — and this is one of the most important planning points for Middlesex County residents. New Jersey imposes an inheritance tax based on the relationship between the deceased and the beneficiary. Spouses, parents, grandparents, children, and grandchildren are exempt. Siblings, sons/daughters-in-law, and other relatives pay moderate rates. Unrelated beneficiaries pay higher rates. The New Jersey estate tax was eliminated in 2018, but the inheritance tax remains. Plan carefully if you want to leave assets to anyone other than an exempt close relative.
Where is the Middlesex County Surrogate's Court?
The Surrogate's Court is at the County Administration Building, 75 Bayard Street, 1st Floor, New Brunswick. Surrogate Claribel Cortes handles uncontested probate matters. Call 732-745-3055. Bring the original will and a certified death certificate. For complex or contested matters, the case is elevated to the Superior Court, Chancery Division, Probate Part.
What senior property tax benefits are available in Middlesex County?
The New Jersey Senior Freeze (Property Tax Reimbursement) program reimburses eligible seniors for property tax increases above a base year amount — effectively freezing their net property tax cost even as taxes rise. Apply through the NJ Division of Taxation. The $250 annual deduction is available to residents 65 or older with income below the program threshold. Totally disabled veterans may qualify for a full property tax exemption. Contact the Middlesex County Office on Aging at 732-745-3295 for assistance.
