County-specific variations apply

New York's ~62 counties each have different arrangements. Suffolk and Nassau Counties (Long Island) have complex separate county/town/school/village systems with different dates. Westchester County's 43 municipalities each have varying due dates. Upstate counties (Monroe/Rochester, Erie/Buffalo, Onondaga/Syracuse, Albany area, Saratoga, etc.) all have their own schedules. Always check with your specific town/city and school district.

  • New York has some of the HIGHEST property taxes in the nation (second only to New Jersey); average school tax particularly high.
  • STAR PROGRAM (School Tax Relief): New York's major property tax relief program:
  • BASIC STAR: $30,000 reduction in school district assessed value for most homeowners; NOW delivered as a check or tax bill credit - register at tax.ny.gov/star
  • ENHANCED STAR: $70,700 reduction (2026) for homeowners 65+ with income ≤ $110,750; apply through NYSDTF at tax.ny.gov/star
  • 100% DISABLED VETERANS EXEMPTION: Full property tax exemption on primary residence (new for 2026 assessment rolls)
  • Assessment date and valuation date vary by jurisdiction (different from most states where January 1 is standard).
  • GRIEVANCE DAY: Every year on the 4th Tuesday in May (most municipalities), you can formally challenge your assessment - important annual event.
