How do I grieve my Nassau County property tax assessment?
File with the Assessment Review Commission (ARC) between January 2 and March 1 each year (check nassaucountyny.gov/arc for any extension). Use the AROW online portal at nassaucountyny.gov/arc/arow — it provides immediate confirmation and lets you track your application. There is no filing fee. What is the Nassau County assessment freeze and how does it affect me?
Nassau County froze reassessments starting with the 2021-2022 tax year, and the freeze has continued through at least 2026. This means property assessed values have not been updated to reflect market changes during that period. For some owners, the frozen value may be higher than current market value — making a grievance worthwhile. For others, current market values exceed the frozen assessed value, and a grievance is less likely to succeed. Filing a grievance is the only way to challenge an assessment that does not reflect current conditions.
What is SCAR and when should I use it?
SCAR (Small Claims Assessment Review) is a low-cost court proceeding available to owner-occupants of one- to three-family homes and qualifying condominiums after ARC issues a decision you disagree with. The $30 filing fee is refundable if you prevail. Petitions are filed at the Nassau County Clerk's Office at 240 Old Country Road, Mineola. SCAR is generally appropriate when ARC denies your grievance or offers a reduction you believe is insufficient.

The Nassau County Surrogate's Court is at 262 Old Country Road in Mineola, presided over by Surrogate Hon. Margaret C. Reilly. Call 516-493-3800. Estate records are searchable online through WebSurrogate at nycourts.gov. For estates with only personal property worth $50,000 or less, New York's Voluntary Administration is available without full court proceedings.

The Office for the Aging (516-227-8900) serves residents 60 and older with home-delivered meals, transportation, senior centers, caregiver support, legal services, HIICAP Medicare counseling, and EISEP in-home care assistance. Enhanced STAR provides school tax relief for seniors 65 or older with income below $98,700 — especially valuable given Nassau County's very high school tax rates. Apply for Enhanced STAR through the New York State Department of Taxation and Finance.
