Why is Fort Bend County considered one of the most diverse counties in America?
No single ethnic or racial group forms a majority of Fort Bend County's population — a demographic genuinely uncommon among large American counties. South and Southeast Asian communities, particularly Indian, Pakistani, Chinese, and Vietnamese families, settled in Sugar Land and Missouri City in large numbers beginning in the 1990s. Combined with long-established Black, Hispanic, and white communities, the result is a county where in 2011 USA Today calculated a 75 percent probability that any two randomly selected residents would be of different ethnic or racial backgrounds. Fort Bend has the highest percentage of Asian American residents of any county in the Southern United States.
What was the Jaybird-Woodpecker War and why does it matter?
The Jaybird-Woodpecker War (1888-89) was a violent political conflict in Fort Bend County that ended with the forcible removal of the county's biracial Reconstruction-era government and the installation of an all-white Democratic administration. The victors — the Jaybirds — established a "Whites-only pre-primary" that effectively disenfranchised Black residents for 64 years. The Supreme Court struck it down in 1953 in Terry v. Adams. Fort Bend County's extraordinary demographic transformation since then — from a county that held onto white-primary politics until the Supreme Court forced it to stop, to one of the most diverse counties in America — is one of the more remarkable reversals in American political history.
How do I protest my Fort Bend County property tax assessment?
File Form 50-132 (Notice of Protest) with Fort Bend Central Appraisal District at 2801 B.F. Terry Blvd, Rosenberg, or online at fbcad.org. The deadline is May 15 or 30 days after your notice arrives, whichever is later. FBCAD will schedule an informal conference first; if unresolved, a formal hearing before the Appraisal Review Board. If still unsatisfied, you may appeal to district court, a SOAH arbitrator, or the State Office of Administrative Hearings depending on property type and value.
Does Texas have a state estate tax or inheritance tax?
No. Texas has no state estate tax and no state inheritance tax. Estate transfers are subject only to federal estate tax, which applies above the federal exemption (currently over $13 million per individual). Texas also offers practical probate tools — muniment of title, independent administration, Transfer on Death deeds — that make estate transfers more accessible and less expensive than in most states.
What senior property tax benefits are available in Fort Bend County?
Homeowners 65 and older receive an additional $60,000 school district exemption (total $160,000 off school district value) and their school district tax bill is frozen — it cannot increase while they remain in the home. Individual taxing units may offer additional exemptions of at least $3,000. The over-65 freeze transfers to a surviving spouse who is 55 or older. File exemption applications with FBCAD.
What is the Fort Bend County property tax rate?
There is no single rate — your total tax bill is the sum of rates set by every taxing entity that covers your property: the county, your school district (Fort Bend ISD, Lamar CISD, Katy ISD, or others depending on location), your city or unincorporated area, and any municipal utility districts or other special districts. The effective median rate across the county runs approximately 1.87 percent of market value — nearly double the national average. Individual rates vary significantly by location.
