All 29 Utah counties follow the November 30 due date. Salt Lake County (Salt Lake City), Utah County (Provo), Davis County (Farmington), Weber County (Ogden), Washington County (St. George), Cache County (Logan), and Utah County have online payment systems. Smaller rural Utah counties also typically offer some online payment.

Important state-specific details

  • Utah assesses property at 100% of FAIR MARKET VALUE (unlike many states); the statewide assessment ratio is 100%.
  • PRIMARY RESIDENTIAL EXEMPTION: Owner-occupied primary residences automatically receive a 45% exemption from their assessed value - this means you are only taxed on 55% of your home's fair market value; NO APPLICATION NEEDED; applied automatically as long as the property is your primary residence; very significant and automatic.
  • Example: $400,000 home → 45% exemption = $180,000 exemption; taxed only on $220,000.
  • CIRCUIT BREAKER (PROPERTY TAX RELIEF PROGRAM): qualifying low-to-moderate income seniors, widows/widowers, and others may receive a credit against property taxes; income-based; apply with the county assessor or Utah State Tax Commission; deadline typically November 30 or varies by county
  • BLIND, INDIGENT, OR DISABLED VETERANS: additional exemptions available; contact county assessor
  • GREENBELT (FARMLAND ASSESSMENT ACT): agricultural land assessed at productive use value rather than market value; apply with county assessor by May 1
  • Utah has NO state property tax (all property taxes are local - counties, cities, school districts, special districts)
