About Escambia County
Escambia County is Florida’s westernmost county and, in many respects, its most historically layered. Pensacola – Florida’s oldest permanent European settlement, established by the Spanish in 1559 (predating St. Augustine’s 1565 founding, though the 1559 settlement was abandoned) – has flown five national flags: Spanish, French, British, Confederate, and American. The Five Flags designation is more than a tourism tagline – it reflects genuine colonial complexity in a city that changed hands repeatedly over two centuries of European and American competition for the Gulf Coast.
Naval Air Station Pensacola – established in 1914 as the first naval air station in the United States and known as the Cradle of Naval Aviation – is the county’s dominant institution. The base trains virtually all Navy, Marine Corps, and Coast Guard aviators and is home to the National Naval Aviation Museum (the world’s largest naval aviation museum, free admission, consistently ranked among the best military museums in the nation) and the Blue Angels flight demonstration squadron, which is based at NAS Pensacola and performs practice flights over Pensacola Bay regularly visible from the city’s waterfront.
Pensacola Beach on Santa Rosa Island – a barrier island accessible by the Bob Sikes Bridge – is one of the Gulf Coast’s most celebrated beach destinations, known for its extraordinarily white quartz sand (washed down from the Appalachians over millennia) and emerald-green water. Gulf Islands National Seashore protects much of the barrier island system along Escambia County’s Gulf front, providing public beach access while limiting development.
Pensacola’s downtown has undergone significant revitalization since the mid-2000s – the Community Maritime Park (home of the Pensacola Blue Wahoos, the Cincinnati Reds’ Double-A affiliate), the restored Palafox Street commercial corridor, the Pensacola Museum of Art in the former city jail, and the Pensacola Children’s Museum anchor a vibrant small-city downtown culture.

The Escambia County Property Appraiser (213 Palafox Place, Pensacola, 850-434-2735) assesses all real property annually as of January 1.
Save Our Homes: Florida’s 3% annual cap applies to homesteaded primary residences. Escambia County’s Gulf Coast and bay-front real estate has appreciated significantly, making SOH protection particularly valuable for long-term homesteaded owners. New buyers in Pensacola Beach and Gulf Breeze reset to full market value.
Homestead Exemption: Up to $50,000 for owner-occupied primary residences. Apply by March 1. Military homeowners at NAS Pensacola who own and occupy off-base residences in Escambia County should file for homestead exemption – a commonly missed benefit for active-duty homeowners.
SOH Portability: Transfer accumulated SOH savings from a prior Florida homestead within two years of the prior sale. Particularly relevant for military families transferring to NAS Pensacola from other Florida postings.
Hurricane damage appeals: Properties still carrying unrepaired damage from Hurricane Sally (September 2020) or subsequent storms may qualify for a reduced assessment. Contact the Property Appraiser to document remaining damage and file a VAB petition within 25 days of TRIM mailing.
VAB appeal: File with the Escambia County Value Adjustment Board (VAB) at 221 Palafox Place, Pensacola. Deadline: 25 days from the date the TRIM notice was mailed.

NAS Pensacola military estate planning: Escambia County’s enormous military population – active-duty naval aviators and their families, retired military, and the large civilian workforce supporting NAS Pensacola – makes this one of the most military-concentrated estate planning markets in Florida. The NAS Pensacola Legal Assistance Office provides free wills, powers of attorney, and basic estate planning for eligible active-duty personnel. SGLI beneficiary designations and SBP elections are critical – particularly for student naval aviators in the high-risk training pipeline.
Blue Angels pilot estate planning: Blue Angels officers serve one to two year tours at NAS Pensacola. The heightened operational risk of demonstration aviation makes current SGLI designations and powers of attorney non-negotiable during the tour.
Pensacola Beach leasehold property: Pensacola Beach properties on Santa Rosa Island are subject to a unique leasehold system – the land is owned by Santa Rosa Island Authority (a county authority), and residents own only the improvements, not the land. This leasehold structure affects property values, financing (some lenders will not finance leasehold properties), estate planning (the leasehold interest passes differently than fee simple real estate), and property tax treatment. Verify whether your Pensacola Beach property is leasehold or fee simple before any transaction or estate planning engagement.
