Bradenton (the county seat, population ~60,000) sits at the mouth of the Manatee River on Tampa Bay’s southern shore, directly across from Sarasota. Bradenton has a distinct working-class and Latino character compared to its more upscale neighbor, with a vibrant Main Street district and the Village of the Arts, a neighborhood of artist studios and galleries that has catalyzed significant cultural investment. The Pittsburgh Pirates hold their spring training operations at LECOM Park in Bradenton, one of the oldest continuously operating spring training sites in baseball.
Anna Maria Island – a narrow barrier island accessible by bridge at Bradenton Beach – is Manatee County’s premier beach destination, known for its laid-back old-Florida character, pastel beach cottages, and resistance to high-rise development. The Manatee County Property Appraiser (915 4th Avenue W, Bradenton, 941-748-8208) assesses all real property annually as of January 1.
Save Our Homes – the 3% cap: Florida’s Save Our Homes amendment limits annual increases in the assessed value of homesteaded primary residences to 3% or the CPI, whichever is less. In Manatee County, where Lakewood Ranch and coastal properties have seen dramatic appreciation over the past decade, the gap between longtime homeowners’ assessed values and current market values can be very large. This resets entirely to market value at sale – creating significant tax increases for buyers who purchase from long-term owners.
Homestead Exemption: Up to $50,000 for owner-occupied primary residences. The first $25,000 applies to all taxing authorities; the second $25,000 (for assessed values between $50,000-$75,000) applies to all taxes except school board levies. File by March 1.
SOH Portability: If you’ve sold a prior Florida homestead, you can transfer your accumulated SOH benefit (up to $500,000) to a new Manatee County homestead – but you must apply within two years of selling the prior property. This is one of the most commonly missed tax savings opportunities for Florida movers.
Hurricane damage appeals: Properties damaged by Hurricanes Helene or Milton in 2024 may qualify for a reduction in assessed value. Contact the Manatee County Property Appraiser to document damage. File a VAB petition within 25 days of TRIM mailing to preserve your appeal rights.
VAB appeal: File a petition with the Manatee County Value Adjustment Board (VAB) at 1112 Manatee Avenue W, Bradenton. The petition deadline is 25 days from the date the TRIM notice was mailed – the exact deadline is printed on your TRIM notice. File Form DR-486 for market value disputes. Even if you are informally discussing your value with the Property Appraiser’s staff, file the VAB petition before the deadline.
