Key Assets: Kingfisher County’s seat, Kingfisher, is genuinely home to a fascinating and largely unknown episode from Oklahoma’s territorial history – a real, serious movement once existed to make Kingfisher, rather than Guthrie or Oklahoma City, the capital of Oklahoma Territory; Abraham Jefferson “A.J.” Seay, Oklahoma’s third territorial governor (1892-93), built a genuine three-story Victorian mansion in March 1892, naming it “Horizon Hill” in anticipation that it would become the territory’s official governor’s mansion – a plan that never materialized after Guthrie was chosen as capital instead; the mansion has since been beautifully restored with much of its original woodwork intact and is listed on the National Register of Historic Places; today it forms part of The Chisholm Trail Museum, which sits directly across the street along the historic route of the Chisholm Trail, one of the great 19th-century cattle-driving routes between Texas and Kansas; the museum’s genuine pioneer village includes six actual historic structures rather than replicas – the First Kingfisher Bank, Harmony Church, Gant Schoolhouse, the Cole Cabin, and the Dalton Cabin – alongside exhibits covering the 1889 Land Run, the Cheyenne-Arapaho Nation, and area residents who served from the Civil War through World War II; the Seay Mansion has also genuinely developed a local reputation for being haunted – staff report the piano occasionally seeming to play itself with no one at the keys, and the clock in the ladies’ parlor chiming at odd, unexplained times; museum staff, rather than dismissing the stories, lean into them, hosting candlelit Halloween trick-or-treating through the mansion each year; a life-size statue of Jesse Chisholm, the trail’s namesake, stands separately in downtown Kingfisher
Notes: Kingfisher’s genuine, well-documented near-miss as Oklahoma’s territorial capital – preserved today in a haunted governor’s mansion turned museum – is one of the more surprising and atmospheric small-town histories found anywhere in this project.

NOTES
Kingfisher County’s seat, Kingfisher, genuinely almost became Oklahoma’s territorial capital, and the governor’s mansion built in anticipation of that role now stands as a reputedly haunted museum. All contact information above was sourced from official county, city, library, and courthouse pages as of this writing; phone numbers and hours should be reconfirmed directly with the relevant office before a visit.
About Kingfisher County
Kingfisher County is north-central Oklahoma’s Land Run heritage and winter wheat county – a Cherokee Strip community born in the 1889 land rush and sustained by some of Oklahoma’s most productive agricultural soils.
Kingfisher (the county seat, population ~5,000) was settled on April 22, 1889 in the first Oklahoma Land Run. The Seay Mansion – built in 1892 by Oklahoma Territory’s second governor – is one of the finest surviving examples of territorial-period architecture, reflecting the ambition and prosperity of early Oklahoma settlement.
Kingfisher County’s flat, fertile Cherokee Strip soils produce exceptional winter wheat yields – the county is consistently among Oklahoma’s most productive wheat-growing counties.

Probate & Estate
Losing someone and having to deal with courts and paperwork at the same time is hard. This section won’t make that easier, but it should tell you what to expect, what it costs, and where to go – so at least you’re not walking in blind.
Where to go
Kingfisher County District Court 101 South Main Street, Room 9, Kingfisher, OK 73750 (405) 375-3813
Kingfisher County was founded May 2, 1890, named by a vote of residents, in central Oklahoma, seated in Kingfisher.
Step 1: figure out which path applies
Oklahoma has NOT adopted the Uniform Probate Code, maintaining its own probate statutes under Title 58 of the Oklahoma Statutes. Probate cases are handled by the District Court in each of Oklahoma’s 77 counties.
Small Estate Affidavit (58 O.S. § 393) – available when the total value of probate personal property (not counting real estate) is $50,000 or less. At least 10 days must have passed since death. This process skips court entirely: the affidavit is signed, notarized, and presented directly to whoever holds the asset (a bank, for example), along with a certified death certificate. Real estate can never be transferred this way – even a small estate with real property still needs some form of court proceeding.
Summary Administration – available when the total probate estate does not exceed $200,000, or when the decedent has been dead more than 5 years, or lived outside Oklahoma. This is an abbreviated form of probate – still court-supervised, but faster and less expensive than full administration.
Regular (Full) Administration – the standard court-supervised process, required for larger or more complex estates, or wherever real property is involved and the shortcuts above don’t apply. A personal representative (executor or administrator) is formally appointed by the court.
Step 2: filing for administration
A Petition for Probate is filed in the District Court of the county where the decedent resided; if there’s a will, the original is filed with the petition.
The court sets a hearing date and requires notice be given to heirs and interested parties.
The court appoints a personal representative (executor if named in a will, administrator if intestate) and issues Letters Testamentary or Letters of Administration.
Creditors are notified; claims against the estate must be presented within the statutory period.
The personal representative inventories assets, pays valid debts and taxes, and distributes what remains according to the will or Oklahoma’s intestacy laws.
The estate is closed once a final accounting is filed and approved by the court.
What it costs
Filing fees vary by county – check with Kingfisher County directly for current fees.
Oklahoma has a statutory attorney fee schedule for probate, which provides more predictability than states without one.
No state estate tax, no state inheritance tax. Only the federal estate tax could apply, and only to very large estates.
