About Osceola County
Osceola County occupies a singular position in American economic geography: Walt Disney World Resort – the most visited theme park destination on earth – sits almost entirely within its boundaries. The four Disney theme parks, two water parks, ESPN Wide World of Sports Complex, Disney Springs, and the vast resort hotel infrastructure covering thousands of acres of Osceola County land generate a tax base and economic impact unlike any other county in Florida of comparable population. Orange County shares some of the Disney footprint, but Osceola captures the lion’s share.
The county’s most recognizable address is US Highway 192 (Irlo Bronson Memorial Highway) – the commercial strip running east-west through Kissimmee that has been the archetypal Florida tourist corridor since the 1970s: T-shirt shops, timeshare presentation centers, mini-golf courses, go-kart tracks, and buffet restaurants stretching for miles. Kissimmee (the county seat, population ~80,000) is a predominantly Latino community – with one of the highest concentrations of Puerto Rican residents of any mainland US city – that has grown from a cattle town into a major tourism and residential hub.
St. Cloud on the northern shore of East Lake Tohopekaliga (Lake Toho) is the county’s second city – originally a veterans’ colony established in 1909 for Union Civil War veterans, now a rapidly growing suburb attracting families priced out of Orlando.
The county’s growth is staggering: Celebration – the Disney-developed planned community on the county’s northwest border – attracted enormous attention when it opened in the 1990s as a new urbanist experiment. Harmony, Sunbridge (a massive new development planned for 20,000+ homes), and other master-planned communities are adding tens of thousands of new residents along the county’s southern and eastern reaches. Osceola County’s population has more than doubled since 2000.

Save Our Homes and the investment property distinction: Florida’s Save Our Homes 3% cap applies only to homesteaded primary residences. This is critically important in Osceola County, where a large share of residential properties are vacation homes, investment properties, and short-term rentals – none of which qualify for the SOH cap. Investment and vacation properties are reassessed to market value each year with no cap, meaning owners absorb the full impact of appreciation annually.
Short-term rental property taxes: Osceola County has one of the highest concentrations of vacation home rentals in the United States – thousands of single-family homes and townhomes in communities like Reunion, Champions Gate, Storey Lake, Windsor at Westside, and others operate as short-term vacation rentals. These properties do not qualify for homestead exemption or Save Our Homes, and their assessed values track market closely each year. Owners who believe their assessed value is above market should review TRIM notices carefully.
