Chatham County, North Carolina
Between Chapel Hill and the North Carolina Sandhills, Chatham County has grown substantially as the Research Triangle's residential pressure has pushed southwest - a county where small farms and art studios coexist with new subdivisions, and where the Haw River flows through one of the most ecologically significant piedmont river corridors in the state.

Key Assets: Chatham County’s largest town, Siler City, is genuinely and fondly tied to one of North Carolina’s most beloved cultural exports: “The Andy Griffith Show,” the iconic 1960s CBS sitcom created by and starring North Carolina native Andy Griffith as Sheriff Andy Taylor of the fictional small town of Mayberry; while Mayberry’s exact real-world location was never officially pinned down on the show, Siler City was frequently mentioned by name as one of Mayberry’s actual neighboring communities – in one memorable episode, it was even referenced as a place where visitors could go fishing without needing a license, a detail beloved fans still bring up today; Siler City’s connection to the show runs deeper than a mere script reference, however – actress Frances Bavier, who played the beloved Aunt Bee for the show’s full run, chose to spend the final years of her life living quietly in Siler City, where she is buried today in the town’s Oakwood Cemetery; in a genuinely touching final gesture toward her adopted hometown, Bavier left a $100,000 trust fund to the Siler City Police Department upon her death; Siler City’s charming, historic downtown – centered on Chatham Avenue and largely built between 1897 and 1945, and listed on the National Register of Historic Places since 2000 – includes landmarks like the century-old Farmers Alliance Store building (Chatham County’s oldest continually operated business until its 2018 closure) and the restored Hotel Hadley; today the town celebrates its heritage each year with events like the Spring Chicken Festival (honoring Siler City’s once-thriving poultry industry) and the Koo Day Tah Street Festival; nearby in the county seat of Pittsboro, the historic 1881 Chatham County Courthouse – a striking Late Victorian brick building topped with a distinctive three-stage cupola – sits at the literal center of downtown, in the middle of a traffic circle, following a devastating 2010 fire and subsequent restoration that reopened in 2013 with a first-floor exhibit on Chatham County history
Notes: Siler City’s genuine, well-documented ties to “The Andy Griffith Show” – including Aunt Bee actress Frances Bavier’s real chosen retirement home and final resting place – represent a beloved piece of North Carolina television and cultural history.

About Chatham County
Chatham County occupies an interesting transitional position – near enough to Chapel Hill and the Research Triangle that it has absorbed significant residential growth, but rural enough in character that its farms, artist communities, and river corridor have remained defining features. Pittsboro’s small courthouse town character has been both tested and enriched by the influx of Triangle workers who have chosen the county for its lower land costs and slower pace. The Haw River, flowing through the county’s center, is one of the Piedmont’s more ecologically significant rivers and provides paddling, fishing, and natural area access.
The county’s progressive political lean – unusual in rural North Carolina – reflects the Triangle professionals and artists who have settled here alongside the county’s older farming and working-class communities. Chatham Park, a large planned development near Pittsboro, has been one of the most discussed large-scale master-planned communities in the Southeast in recent years, with its ambition to create a walkable mixed-use community from scratch.

Probate & Estate
Losing someone and having to deal with courts and paperwork at the same time is hard. This section won’t make that easier, but it should tell you what to expect, what it costs, and where to go – so at least you’re not walking in blind.
Where to go
Chatham County Clerk of Superior Court – Estates Division 40 East Chatham Street, Pittsboro, NC 27312 (919) 545-3500 Chatham County is in the Piedmont region of central North Carolina, seated in Pittsboro.
Step 1: figure out which path applies
North Carolina has NOT adopted the Uniform Probate Code. Probate is handled by the Clerk of Superior Court – an elected official who serves as the ex officio judge of probate – in the county where the decedent was domiciled, under Chapter 28A of the North Carolina General Statutes. Unlike most states, North Carolina does not have a separate probate court; the Clerk’s Estates Division handles all wills, estates, and guardianship matters.
Affidavit for Collection of Personal Property of Decedent (“collection by affidavit,” N.C. Gen. Stat. § 28A-25-1 and § 28A-25-1.1) – available when the decedent’s personal property, less liens and encumbrances, does not exceed $20,000, or $30,000 if the surviving spouse is the sole heir and receives all property covered by the statute. Filed at least 30 days after death, using Form AOC-E-203B. Real property CANNOT be transferred through this process. If the decedent left a will, the will must first be admitted to probate and a certified copy attached to the affidavit.
Summary Administration – an abbreviated procedure available only when the surviving spouse is the sole heir.
Full Estate Administration – required for larger or more complex estates; the personal representative (called “executor” if named in a will, “administrator” if intestate) is appointed by the Clerk and receives Letters Testamentary or Letters of Administration.
Step 2: filing for administration
File the will (if any) and a petition with the Clerk of Superior Court, Estates Division, in the county where the decedent was domiciled.
The Clerk appoints the personal representative and issues Letters Testamentary or Letters of Administration.
The personal representative publishes notice to creditors; North Carolina’s creditor claim period is typically at least three months from first publication.
The personal representative inventories the estate’s assets, pays debts and expenses, and distributes the remaining assets according to the will or North Carolina’s intestacy law, reporting back to the Clerk at key stages.
The estate is closed once a final accounting is filed and approved by the Clerk.
What it costs
Filing fees for full estate administration generally follow the statewide statutory schedule, which scales with the estate’s value.
North Carolina repealed its state estate tax in 2013. There is no state estate tax and no state inheritance tax – only the federal estate tax could apply, and only to very large estates.
